1. Organize your documents!  

Take the time to get everything together a few days before your closing, this will give you time if you need to track down that one last piece of paperwork.  Your punch list might include:  Home appraisal, home inspection, flood certification, proof of mortgage and homeowners insurance and proof of title search and title insurance.

2. Stay on top of your financing. 

Be sure you have lined up your loan and have all your paperwork in well in advance of your closing date.

3. Review settlement statement (HUD-1) and understand fees prior to the closing.

4.  Be sure all the home fixes have been done several days before your closing date.  

Don’t wait until the morning of your closing to do a walk through.

A large purchase may impact your debt to income ratio and affect your credit score, which is the last thing you need before settlement.
